Smart Tips to Maintain Self Storage Buildings For 100% Occupancy!
It’s nice to own a couple of self storage buildings, but you must not forget to maintain them well. Unfortunately, maintenance is the last thing that comes to the mind of storage owner. He or she may be more concerned with issues of marketing, occupancy rates, staffing, and observing the competition. Little do they realize that a building kept in top shape and having an appealing layout will automatically attract more customers?
Self storage buildings demand regular maintenance. That means, you don’t wait for cracks to appear on walls of the unit to take action. Besides, bad weather, and regular dust and grime is bound to spread debris on the unit and around it. This mars the look of the building.
Customers are getting finicky day by day. Also, the market is witnessing the entry of fierce competitors. In order to keep pace with both, the building owners must be prepared to maintain a diverse unit. The regular wear and tear maintenance is there. However, you must also know how to take care of multi-story buildings, converted buildings, climate control spaces, and other hi-tech storage spaces that need special care.
Roofs And Walls
If you think the building’s roof will have the usual dirt and dust from the weather conditions, you are in for a surprise. Just walk on the roof and you’ll be greeted with “unusual” debris like bottles, cans, junk metal, and other sorts of scrap left by lax tenants or staff!
Also, you need to flush out the gutters as well as downspouts, twice a year. You must do this especially during fall when leaves and other debris may clog the drain, and after rains to assure that rain water does not remain pooled over the roof. Also, watch out for roof cracks and drainage leaks. They can really mess up self storage buildings.
Even if you have installed supreme quality doors, you need to oil their hinges and axles regularly to keep them in top shape. You can use lithium grease spray. Besides this, you must spray clear silicone on door tracks. You can get both these lubricants at home improvement or auto supply stores.
Exterior And Interior Of Building
Once in one or two years, you must wash the exterior walls of the building to remove dirt, dust, and grime that gets stuck on it over the years. This also maintains the brightness of the paint. You can use a normal carwash cleaner for the job.
The buildings that are converted to form storage units are already old and more vulnerable to damage. Therefore, they require special and frequent maintenance. You must check their doors, hallway corridors, stairways, security systems, walls, roofs, and every nook and corner.
All the doors should be functioning smoothly. The elevators (in case of multi-story building) should be in top working condition. The walls and floors must be as good as new, and the roof must be squeaky clean. You must immediately repair any damage that occurs due to hand trucks or moving equipment, or due to severe weather. Only well-maintained self storage buildings do roaring business.

The Great Bridge: The Epic Story of the Building of the Brooklyn Bridge $28.85 FROM THE #1 "NEW YORK TIMES" BESTSELLING AUTHOR OF JOHN ADAMS First published in 1972, "The Great Bridge" is the classic account of one of the greatest engineering feats of all time -- the building of the Brooklyn Bridge. This monumental audiobook which presents extended unabridged passages from the book brings back a heroic vision of the America we once had. It is the enthralling story of one of the greatest events during the Age of Optimism -- a period when Americans were convinced that all great things were possible. In the years around 1870, the concept of building a great bridge to span the East River between the cities of Manhattan and Brooklyn required a vision and determination comparable to that which went into the building of the pyramids. Throughout the fourteen years of the bridge's construction, the odds against its successful completion seemed staggering. Bodies were crushed and broken, lives were lost, political empires fell, and surges of public emotion constantly threatened the project. But this is not merely the saga of an engineering miracle: it is a sweeping narrative of the heroes and rascals who had a hand in either constructing or obstructing this great enterprise. |

740 Park: The Story of the World's Richest Apartment Building $5.17 For seventy-five years, it's been Manhattan's richest apartment building, and one of the most lusted-after addresses in the world. One apartment had 37 rooms, 14 bathrooms, 43 closets, 11 working fireplaces, a private elevator, and his-and-hers saunas; another at one time had a live-in service staff of 16. To this day, it is steeped in the purest luxury, the kind most of us could only imagine, until now. The last great building to go up along New York's Gold Coast, construction on 740 Park finished in 1930. Since then, 740 has been home to an ever-evolving cadre of our wealthiest and most powerful families, some of America's (and the world's) oldest money--the kind attached to names like Vanderbilt, Rockefeller, Bouvier, Chrysler, Niarchos, Houghton, and Harkness--and some whose names evoke the excesses of today's monied elite: Kravis, Koch, Bronfman, Perelman, Steinberg, and Schwarzman. All along, the building has housed titans of industry, political power brokers, international royalty, fabulous scam-artists, and even the lowest scoundrels. The book begins with the tumultuous story of the building's construction. Conceived in the bubbling financial, artistic, and social cauldron of 1920's Manhattan, 740 Park rose to its dizzying heights as the stock market plunged in 1929--the building was in dire financial straits before the first apartments were sold. The builders include the architectural genius Rosario Candela, the scheming businessman James T. Lee (Jacqueline Kennedy Onassis's grandfather), and a raft of financiers, many of whom were little more than white-collar crooks and grand-scale hustlers. Once finished, 740 became a magnet for the richest, oldest families in the country: the Brewsters, descendents of the leader of the Plymouth Colony; the socially-registered Bordens, Hoppins, Scovilles, Thornes, and Schermerhorns; and top executives of the Chase Bank, American Express, and U.S. Rubber. Outside the walls of 740 Park, these were the people shaping America culturally and economically. Within those walls, they were indulging in all of the Seven Deadly Sins. As the social climate evolved throughout the last century, so did 740 Park: after World War II, the building's rulers eased their more restrictive policies and began allowing Jews (though not to this day African Americans) to reside within their hallowed walls. Nowadays, it is full to bursting with new money, people whose fortunes, though freshly-made, are large enough to buy their way in. At its core this book is a social history of the American rich, and how the locus of power and influence has shifted haltingly from old bloodlines to new money. But it's also much more than that: filled with meaty, startling, often tragic stories of the people who lived behind 740's walls, the book gives us an unprecedented access to worlds of wealth, privilege, and extraordinary folly that are usually hidden behind a scrim of money and influence. This is, truly, how the other half-- |
